Select an aggressive agent and make sure that he or she is a “full-time” real estate agent, not an agent that depends on their income from a spouse or another occupation. You need a full-time agent to get a property sold in this market. There’s a saying in real estate that says, “20% of the agents are doing 80% of the business”…it’s true. Select your listing agent carefully. There are a lot of “part timers” out there that will list your property and sit back and wait for it to sell while they are working their day job. That doesn’t work in this sluggish economy; you need an agent who prospects for buyers and sellers. The most important thing in preparing your home for sale is cleanliness. It should be as spotless as you can get it. Clutter, odors, dirty floors, and walls give negative vibes to buyers. They want to smell nice clean scents when they walk into a home. You should not have to spend big money on your home as long as it is in good condition, paint and carpet should be your biggest upgrades. Keep up the landscaping also, curb appeal is key.
